Is it a Seller’s or Buyer’s market?
This changes continuously, we would explain the conditions at the time of question.
Do we need to sell before we buy?
This is subject to market conditions and the situation the individual finds themselves in. We are up to date at all times and would give the best available information to the person to decide. They then make an educated, informed decision.
How long will the seller take to accept my offer?
If available in town, we deal “On Presentation” the seller has been thinking of selling for some time, they know their parameters. Making an informed decision at this stage is normally not a problem.
What options does the seller have?
The seller has three options: Accept, Reject or Change something in the deal. Therefore making an informed decision.
Do I qualify financially for this property?
We have extensive experience in the buyer qualifying process. I will qualify the buyer and check that they have the correct deposit applicable and the costs to purchase.
Does the seller have approved Municipal Plans for usage?
This is something we check when listing the property. If the correct plans are not available (with the owner or at the Municipal Plan department), we have architects that we can recommend to the Owner.
How much money will I get out of the deal?
We do all the calculations and advise the seller.
